Property Works (the "App") is a tenant portal available at app.houmarentaloffice.com. It is operated by Houma Rental Office ("Operator," "we," "us") on behalf of the property‑owning company for your rental unit — BSB Rentals LLC, Legacy Leasing LLC, Maison Rentals LLC, or Sanron Properties LLC (your "Landlord"). Your lease identifies which company is your Landlord.

Through the App you can:

• review your account balance and billing history, and make payments through a secure third‑party payment link;
• review, submit, and track service and maintenance requests; and
• receive general communications from the management office.

These Terms of Service ("Terms") and the Privacy Policy below apply whenever you access or use the App.

Terms of Service

1. Acceptance of these Terms

By creating an account or using the App, you agree to these Terms and to the Privacy Policy. If you do not agree, do not use the App. Your lease with your Landlord remains a separate agreement; if anything in these Terms conflicts with your lease as to your tenancy, your lease controls.

2. Relationship of the parties

The App is provided by the Operator as managing agent for your Landlord. These Terms are entered into between you and your Landlord, and the Operator administers the App and provides support on the Landlord's behalf. References to "we" or "us" include the Operator acting for your Landlord.

3. Eligibility and your account

• You must be at least 18 years old and be a tenant, co‑tenant, or occupant authorized under a current lease with your Landlord.
• You must provide accurate account information and keep it current.
• You are responsible for keeping your login credentials confidential and for all activity that occurs under your account. Notify the office promptly if you believe your account has been accessed without your permission.
• Do not share your account or let anyone who is not on your lease use it.

4. Billing and payments

• The App is a convenience tool. Balances and history shown in the App are provided for your reference and may not reflect very recent transactions, all charges, credits, or adjustments. Your lease and your Landlord's official ledger are the authoritative record of what you owe.
• Payment processing. When you choose to pay, you will be directed to a payment page hosted by Stripe, Inc. Stripe processes your card or bank account information; the App does not collect or store your full card number or bank account number. Your payment is also subject to Stripe's Terms and Stripe's Privacy Policy.
• Timing. For payments made through the App, the office uses the date Stripe confirms the payment as successful as the date of payment for crediting your ledger, which generally happens within 2 business days. Submitting a payment does not by itself cure a default if the payment is late, declined, or returned.
• Fees and returned payments. You are responsible for any fees your bank or card issuer charges you. Late fees, returned‑payment/NSF fees, and related charges are governed by your lease and applicable Louisiana law.
• No waiver. Accepting a payment through the App does not waive any right or remedy of your Landlord, and paying through the App does not change your obligations under your lease.
• Do not attempt to send cash through the App.

5. Service and maintenance requests

• Emergencies: Do not use the App to report an emergency. For fire, gas odor, flooding, a health‑ or safety‑threatening condition, or (in cold weather) loss of heat, call 911 and/or the emergency maintenance number in your lease.
• Submitting a request through the App does not guarantee any particular response time or outcome. Response times are governed by your lease and applicable law.
• Submitting a request notifies the office that work is needed at your unit. Any entry to inspect or perform the work is handled under your lease and Louisiana law, not through the App.
• You are responsible for requests submitted from your account. Provide accurate information and a way to reach you.

6. Communications

The App delivers messages from the management office to you within the App. You agree that notices delivered through the App are an acceptable way for the office to communicate general, non‑legal information to you. Legal notices required under your lease or Louisiana law will be delivered in the manner your lease and the law require. We may also send administrative emails related to your account (for example, account verification, password resets, or security alerts) to the email address on file.

7. Acceptable use

You agree not to:

• use the App for any unlawful purpose or in violation of these Terms;
• access or attempt to access another person's account, or any system or data you are not authorized to access;
• interfere with or disrupt the App, or attempt to probe, scan, or test its vulnerability;
• introduce malware or harmful code, or scrape or harvest data from the App; or
• submit content in requests or messages that is abusive, threatening, harassing, defamatory, or otherwise objectionable.

8. Content you submit

You retain ownership of the information you submit (such as service‑request details, messages, and any photos you choose to attach). You grant your Landlord and the Operator a non‑exclusive license to use that information to operate the App and to respond to and act on your requests. You represent that you have the right to submit what you submit and that it is accurate.

9. Third‑party services

The App relies on third‑party services, including Stripe (payments), analytics providers, and hosting/infrastructure providers. We are not responsible for the acts, omissions, products, or content of third parties, and your use of a third‑party service is subject to that party's own terms and privacy policy.

10. Availability and changes to the App

The App is provided on an "as is" and "as available" basis. We may change, suspend, or discontinue any part of the App at any time, and the App may be unavailable during maintenance or due to events beyond our control. We are not liable for any unavailability of the App.

11. Suspension and termination

We may suspend or terminate your access to the App if you violate these Terms, if your tenancy ends, or as needed to protect the App, other users, or the rights of your Landlord or the Operator. You may stop using the App at any time. Ending your App access does not end your lease or any payment obligation. Sections 4, 8, 9, 12–15, and 17 survive termination.

12. Disclaimers

To the fullest extent permitted by law, we disclaim all warranties, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non‑infringement. We do not warrant that the App will be uninterrupted, timely, secure, or error‑free, or that information shown in the App is complete or current.

13. Limitation of liability

To the fullest extent permitted by Louisiana law, the Operator will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost data, arising out of or relating to your use of the App. The Operator's total liability for all claims relating to the App will not exceed one hundred dollars ($100.00). Nothing in these Terms limits liability that cannot be limited under applicable law, and nothing in these Terms limits, waives, or modifies any right or obligation under your lease or under Louisiana landlord‑tenant law.

14. Indemnification

You agree to indemnify and hold harmless the Operator and your Landlord from claims, losses, and expenses (including reasonable attorneys' fees) arising out of your misuse of the App or your violation of these Terms, except to the extent caused by our own fault.

15. Governing law and venue

These Terms are governed by the laws of the State of Louisiana, without regard to its conflict‑of‑laws rules. Any dispute relating to the App that is not resolved informally will be brought exclusively in the state or federal courts located in Terrebonne Parish, Louisiana, and you consent to the jurisdiction of those courts.

16. Changes to these Terms

We may update these Terms from time to time. We will post the updated Terms in the App or on the website with a new "Last updated" date. If you continue to use the App after the changes take effect, you accept the updated Terms.

17. Miscellaneous

These Terms, together with the Privacy Policy, are the entire agreement between you and us regarding the App. If any provision is held unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms; we may assign them to a successor operator or to your Landlord. Notices to you may be given through the App or to your email or unit address on file.

Privacy Policy

This Privacy Policy explains how information is collected and used in connection with the Property Works App. Your property‑owning LLC (BSB Rentals LLC, Legacy Leasing LLC, Maison Rentals LLC, or Sanron Properties LLC) is responsible for the information about you in the App, and Houma Rental Office operates the App and handles that information on the LLC's behalf.

1. Information we collect

Information you provide:

• Identity and contact information: your name, mailing/unit address, phone number, and email address.
• Account credentials: your username and password.
• Request and message content: the details you enter in service and maintenance requests and in messages, including any photos or descriptions you choose to add.
• Support correspondence: information you provide when you contact the office.

Payment information: When you make a payment, you are directed to a payment page hosted by Stripe, Inc., which collects and processes your card or bank account details. We receive limited confirmation information from Stripe — such as the payment amount, date, status (succeeded or failed), and a truncated card identifier (for example, the last four digits) — but not your full card or bank account number.

Information collected automatically: When you use the App we and our analytics providers automatically collect technical and usage information, such as your device and browser type, operating system, IP address, the pages or screens you view, the dates and times of your visits, and referring pages. This information is collected using cookies and similar technologies and third‑party analytics tools (Google Analytics).

2. How we use information

We use the information to:

• create, operate, and secure your account and authenticate you;
• display your balance and billing history and process and track your payments;
• receive, route, and follow up on your service and maintenance requests, including assigning them to staff and vendors;
• deliver in‑app communications and respond to your questions;
• monitor, troubleshoot, analyze, and improve the App;
• detect, prevent, and address fraud, abuse, security, and technical issues; and
• comply with legal obligations, enforce these Terms, and establish or defend legal claims.

3. How we share information

• With your Landlord and the management office: your property‑owning LLC and Houma Rental Office staff who manage your tenancy.
• With maintenance vendors and contractors assigned to your service requests, limited to what they need to do the work (typically your name, unit address, phone number, and the request details).
• With Stripe to process payments.
• With service providers that host and support the App (hosting/infrastructure, IT support, and analytics providers), under obligations to protect the information and use it only to provide services to us.
• For legal and safety reasons: to comply with law, subpoenas, or lawful requests; to enforce agreements; to protect the rights, property, or safety of tenants, the Landlord, the Operator, or others; and in an emergency.
• In a business transfer: in connection with a sale, merger, or transfer of the property or of the management business.

We do not sell your personal information, and we do not share it for cross‑context behavioral advertising.

4. Cookies and analytics

The App uses cookies that are necessary for sign‑in and session management, and analytics cookies and tools that help us understand how the App is used. You can block or delete cookies through your browser settings, though some features may not work properly without them. The App uses Google Analytics; you can opt out of Google Analytics on all websites using the Google Analytics Opt‑out Browser Add‑on.

5. Data retention

This section is about App account data — your profile information (name, address, phone, email), your login, your in‑App messages, and your service‑request and payment history as shown in the App. We keep it for as long as your App account is active and for 2 years after your tenancy ends, after which we delete or de‑identify it.

Lease and financial records are separate. Your lease, rent and payment ledgers, and other tenancy, tax, and legal records are kept by your Landlord outside the App, under your lease and applicable Louisiana law. Those records are retained on their own schedule — typically several years after your tenancy ends, and longer where the law requires — regardless of whether your App account is still active.

6. Security

We use reasonable administrative, technical, and physical safeguards designed to protect your information, including encryption of data in transit and access controls. No method of transmission or storage is completely secure. Please use a strong, unique password and keep it confidential.

7. Your choices

• Review and update: You can review and update your name, address, phone number, and email in the App, or by contacting the office.
• Access, correction, deletion: You may ask us for a copy of the information we hold about you, ask us to correct it, or ask us to close your App account. Closing your App account does not end your lease or any payment obligation, and we may keep records as described in Section 5. We will respond consistent with applicable law.
• Analytics: You can opt out of analytics as described in Section 4.

8. Children's privacy

The App is intended for adult tenants and authorized occupants. It is not directed to children under 18, and we do not knowingly collect personal information from children.

9. Third‑party links and services

The App links to and relies on third‑party services, including Stripe. Those services are governed by their own terms and privacy policies, and we are not responsible for their practices.

10. Changes to this Policy

We may update this Privacy Policy from time to time. We will post the updated version in the App or on the website with a new effective date, and we may highlight material changes in the App.
